What does the custom home building process look like?

We got asked a question recently from a prospective client. And it’s a common one.

What does the process of building a custom home actually look like? I’m not asking about the timeline since that varies, but rather the sequence of steps.

If someone already has a lot under contingency and floor plans prepared when they hire a builder, what happens next from the builder’s point of view? Do they start by surveying the lot and then move on to formal blueprints? At what stage are exterior materials, interior finishes, and landscaping decisions made?

Can you outline a general step-by-step process that takes place between hiring the builder and submitting the plans for approval?

So let’s break it down for you

When we speak with potential clients who are looking to build a custom home for the very first time, we break it down into 6 phases. Other companies will do it differently, this is how we explain it. 

Of course this is very high level, most of the time there will be customized steps in between according to what we’re building.

1. Planning and Budgeting

Every project starts with selecting the lot. We assess the site in detail. Things like terrain, zoning limits, utility access, and natural constraints.. so the design responds to the land itself. This tells us what’s possible and what adjustments may be needed before moving forward.
We create a preliminary budget that aligns your priorities with what you’re comfortable spending. In most cases, we can find savings without compromising the results you want. From there, we complete detailed designs, engineering, and site testing. Once you approve everything, we finalize a fully costed budget and schedule.

2. Permitting and Compliance

We manage the entire permitting process and work directly with municipal departments. Together, we review drawings against local requirements and make strategic adjustments where needed.
This phase often includes site surveys; soil and water testing; arborist reports for tree protection; environmental and riparian reviews; and setback confirmations near creeks, ponds, or shorelines. When required, we prepare development or rezoning applications and sort out any existing covenants that could affect future upgrades.

3. Architecture and Design

We work closely with architects, engineers, and interior designers to ensure every detail in the plans is coordinated. If you already have a preferred designer, we’re happy to collaborate.
Early planning reduces the risk of costly surprises when installing structural, mechanical, geotechnical, or seismic systems. We also help balance your design goals with the cost of fire suppression, drainage, electrical, and heating systems. This collaborative approach controls spending while still achieving the functionality you expect.

4. Groundwork and Excavation

Before any foundation work begins, we prepare the site thoroughly. If an existing structure needs to come down, we coordinate hazmat demolition and remediation. We also handle civil construction such as installing services, creating drainage, and building roads or access points. Tree removal or protection is planned carefully.
We map out all site logistics in advance, things like access, staging areas, crane placement, deliveries, and dry storage, so we can keep construction running smoothly. We also secure supply discounts through advanced material orders. Blasting is only done when necessary, and sometimes we adjust the home’s placement to avoid it. We only break ground once we can see a thousand steps ahead.

5. Construction and Finishings

Construction begins with testing the concrete foundation and checking material compatibility. We also test moisture content in the lumber before framing. We then frame the structure and complete plumbing, HVAC, and electrical rough-ins. We review fixture, switch, and control placement with you to ensure everything lands exactly where you want it.
Finishing work is tightly coordinated so the final result feels cohesive. Small details matter here—paint, flooring, tiling, and trim all influence how the space feels, from colour interactions to light diffusion. When we hand over the keys, you’ll receive inspection reports, warranty documentation, and manuals for your home’s operating systems.

6. Hardscaping and Landscaping

As the home nears completion, we turn our attention to the exterior. We build walkways, driveways, decks, patios, stairs, fencing, gates, outdoor kitchens, pools, saunas, and outbuildings for storage or guest use.
Landscaping is planned around both aesthetics and maintenance. We help you choose materials and plantings that suit the house and the site.. whether that’s protective hedging, slab platforms, non-repeating tile patterns, or gardens designed to bloom through multiple seasons. 

The verdict
