Every project starts with selecting a lot for your home to stand on. Before your vision takes shape, Fayze conducts a detailed site analysis. That uncovers opportunities and challenges embedded in your location’s terrain. Project feasibility depends on what can be achieved within cost and zoning limitations as well as the particulars of the property. We’ll collaborate with you to make adjustments, designing to the land itself.

A preliminary budget balances priorities from your wish list against your comfort level with spending. We can normally find line-item savings without compromising the outcomes you’re looking for. Next comes detailed designs, engineering, site testing, and plans for moving or bringing in service lines. Once everything’s approved by you, a finalized budget creates a granular schedule of fully costed work.

Our experienced advisors are well-versed in dealing with engineering departments and municipal governments to work through approvals and variances. Our project managers will compare drawings to requirements with you, collaborate on strategic adjustments, then handle submissions in-house.

Here are some of the larger ducks that need lining up: site surveys; ground and water testing for hazards or contamination; arborist reports for tree permitting and protection; riparian zone and nature reserve considerations; establishing setback distances from creeks, ponds, or shorelines. The list can get extensive in some cases. But we go the distance to submit development permits or rezoning applications as well as to resolve covenants on the land, which can limit possibilities for future upgrades.

Before we can break ground on your foundation, thorough site preparation sets the stage for a successful project.

If an existing building needs to come down, we coordinate hazmat demolition and remediation. Other civil construction steps include bringing services to the retained build site and creating the infrastructure needed to support a modern home. We create roads and drainage systems, and bring down trees or implement protections. In some cases, blasting may be necessary, but redesigns and adjustments to the home’s placement can often lead to simplified construction.

Site logistics, such as creating access and staging areas for equipment, crane position, deliveries, and dry storage for building materials anticipate subsequent construction steps. That way, everything needed is in place right from the start which allows us to take advantage of supply discounts with advanced orders. We only break ground when we can already see a thousand steps ahead.

Construction kicks off by testing for interactions between materials, most importantly the concrete foundation. Next comes testing moisture content in lumber and framing in the structure. Plumbing, HVAC, and electrical systems are roughed in, all with an eye toward balancing functionality against costs. And, because the devil is in the details, our project managers collaborate with the customer to ensure that the systems, fixtures, light switches and controls are laid out to the owner’s specifications.

Finishing touches bring our high level of craftsmanship to the surface. Paying close attention to detail and quality, everyone working on the project takes their time to give your home a clear sense of harmony and completion. Painting, flooring, and tiling need to be done in a tightly coordinated sequence, so that work runs efficiently and the results align: wall colours and light diffusion, for example.

When the last door knob is polished and keys are finally turned over to you, our close-out package will include inspection reports, warranty documents, and user manuals that bring you up to speed on each of your home’s operating systems.
