Whole Home Renovations Sooke BC
Home Renovation Services
Your home has carried you this far. When it’s ready for something better, so are we — serving homeowners all across Sooke.
From whole-home transformations to focused updates like kitchen and bathroom renovations, Fayzebuilt brings the same calm, considered approach to every renovation project. We reimagine homes with care, clarity, and craftsmanship, so they reflect your lifestyle today without losing the character you fell in love with.
Whether it’s a sunlit kitchen that finally flows, or a full-home transformation that brings every corner into harmony, we manage every fayze of the renovation process with steady communication and transparent budgeting. The result? A home that feels both familiar and entirely new — refined, relaxed, and built to last.

Whole-home renovations.
Sometimes it’s not about starting from scratch—it’s about reshaping what already exists into something that better supports your life. Whether you’re modernizing your Sooke heritage home or reworking a disjointed layout, our whole-home renovations begin with careful listening and end with spaces that feel purposeful, cohesive, and enduring. We guide you through every fayze, balancing big-picture vision with an eye for the smallest details. The result is a home that feels entirely new, without forgetting where it started.

Kitchen Renovations.
The kitchen is where your day begins—and where guests inevitably gather. Our Sooke renovations team can design and build kitchens that are calm, functional, and deeply personalized. From rethinking traffic flow to fine-tuning lighting, storage, and finishes, our kitchen renovations are as much about how a space feels as how it performs. Whether you’re after clean modern minimalism or warm, lived-in texture, we’ll help shape a space that invites connection and stands up to daily life with quiet confidence.

Bathroom Renovations.
Bathrooms are often the most overlooked rooms in a home, but they hold so much potential for calm and renewal. We specialize in bathroom renovations that bring elegance to the everyday: natural materials, seamless layouts, and details that feel effortless. Whether it’s a spa-inspired ensuite or a high-function family bath, we manage every step with clarity and care, ensuring a finished space that feels balanced, efficient, and serene.

Basement Renovations.
The basement is the most underestimated space in a home, full of potential that’s easy to leave untapped. We design and build basement renovations in Sooke that bring the same intention and finish quality found in the rest of your home, transforming what’s often used for storage into something that genuinely earns its square footage. Whether it’s a self-contained suite, a sports room (see picture), a quiet home office, or a space that simply does a little of everything, we think carefully about light, flow, and livability at every step. The result is a lower level that feels like a natural extension of your home, and not just an afterthought beneath it.

Home Additions & Extensions.
Sometimes the right home isn’t somewhere else.. it’s the one you’re already in, with a little more room to breathe. We design and build home additions and extensions across Sooke that are thoughtfully integrated into your existing structure, so the new square footage never feels tacked on. Whether it’s a main floor expansion, a new primary suite, or an additional level entirely, we work carefully at the seam between old and new, matching materials, honouring proportions, and preserving what makes your home yours. The result is a home that grows with you, without showing the seams.
FAQs
All your questions answered about Renovations and New Home Construction
Do I need a permit for my renovation?
Yes. In Sooke, a building permit is required before constructing, repairing, altering, moving, or demolishing a building or structure. Every property owner must obtain all required permits, pay all fees, and provide all deposits prior to commencing work. Sooke
What requires a permit:
- Any structural alteration or repair
- Kitchen or bathroom renovations involving plumbing or electrical changes
- Additions, new decks, garages, or accessory structures
- Adding a suite or secondary dwelling
- Demolition of any structure
What generally doesn’t require a permit:
- Cosmetic interior work: painting, flooring, cabinet or countertop replacement with no plumbing changes
- Accessory buildings under 10 m² used for utility purposes that don’t create a hazard
- Minor repairs with no structural or safety implications
Processing note: Sooke’s building department has been managing capacity through staff additions and contracted inspectors. Processing times vary depending on the number of applications under review. Submit as early as possible and make sure your application is complete — incomplete submissions are not processed and add to your timeline. Sooke
Note on electrical and gas: These are regulated separately through Technical Safety BC, not Sooke’s building department. Contact Technical Safety BC at 1-866-566-7233 for electrical or gas permit questions.
How to apply: Submit a completed building permit application form with required plans and documentation. The form must be signed by all registered property owners. Submit to building@sooke.ca or in person at 2205 Otter Point Road.
How much is this going to cost me?
A whole-home renovation is a significant investment, and it should be. At Fayzebuilt, we don’t do vague estimates and surprise invoices. Our process starts with a real conversation about your goals, your budget, and what’s actually achievable.. You’ll know what you’re getting and why it costs what it does, corner to corner.
I don’t even know where to start?!
That’s exactly what we’re here for. The conversation is the first step. From site planning and permits through to design, construction, and landscaping; we handle the full sequence. You don’t need to arrive with a blueprint. You just need a sense of what home should feel like.
Where do we even live during all this?
Fair question, and one we help you plan for before the first wall comes down. Our fayze-by-fayze approach means the project moves in a deliberate sequence, not all at once. Your project manager keeps you in the loop at every step, so there are no surprises, and the disruption to your life is as short and manageable as possible.
Will it actually look like what I’m imagining?
This is where meticulous craftsmanship matters. Every detail is intentional. We build homes that feel inevitable, like they couldn’t have turned out any other way.

How long is this actually going to take?
Of course that depends on the depth and detail of the reno, but you’ll know the timeline upfront. Planning, permits, design, groundwork, construction, landscaping: one step at a time. That’s not a tagline, it’s how we actually work. No black holes, no radio silence. Your project manager is the thread that keeps the whole thing connected.
What does your “fayze-by-fayze” approach actually look like?
It means we break down every project into small, deliberate steps. From early planning and permitting to the last knob installed, each phase is handled with attention and transparency. This structured yet flexible approach allows us to manage complexities while keeping you informed, confident, and comfortable throughout the journey.
What kind of clients do you typically work with?
We build for people who care deeply about their homes—design-savvy clients, architects with bold visions, and thoughtful homeowners who want a space that reflects their values and lifestyle. Whether you’re hands-on or hands-off, we adapt to your level of involvement while delivering a high standard at every turn.
How does sustainability factor into your builds?
We build homes that feel connected to their environment and perform efficiently for decades. From passive solar design and reclaimed materials to green certifications and water management systems, we take pride in building homes that respect the land and reduce long-term impact—without compromising on comfort or beauty
What happens after the renovation is complete?
We hand over more than just the keys. Your closing package includes warranty documents, inspection reports, and user manuals for your home’s systems. And should questions arise after move-in, our team is here to support you—long after the final coat of paint dries.
What home renovations can we assist with?
Whether you’re updating a single room or rethinking your entire floor plan, we approach every renovation with the same thoughtful process and uncompromising standards..

A meticulous process
We follow a meticulous fayze-by-fayze approach. Small details, big impacts. Here are some insights into our Renovations Process and the systems we build right into your home to maximize energy efficiency and infuse sustainable practices.

Process
1. Planning and Budgeting
We begin with site selection and detailed analysis to identify challenges and opportunities based on terrain, zoning, and feasibility. Your wish list is balanced with cost considerations to shape a preliminary budget. From there, we proceed with engineering, service planning, and testing. Once approved, a detailed final budget and schedule guide the next stages.
2. Permitting and Compliance
Our team handles approvals, variances, and municipal submissions in-house. This includes site surveys, environmental testing, tree permits, and setbacks from water features. We also resolve land covenants and manage rezoning when needed, ensuring your project moves forward smoothly.
3. Architecture and Design
We collaborate with architects and engineers to align designs with both vision and budget. Our role ensures everything from structural systems to rainwater management is thoughtfully integrated. We help you achieve design goals while controlling costs and minimizing construction surprises.
4. Groundwork and Excavation
Site prep is critical. We manage demolition, civil works, drainage, service installation, and staging logistics. Our focus is to anticipate construction needs early, streamlining timelines and allowing for bulk ordering and early savings. We don’t dig until the plan is crystal clear.
5. Construction and Finishings
With structure in place, systems are roughed in—plumbing, HVAC, and electrical—followed by finishings like painting and flooring. Every detail is coordinated to meet your expectations. At handover, you receive a complete package with reports, warranties, and system manuals.
6. Hardscaping and Landscaping
We extend our craftsmanship beyond the home with thoughtfully designed outdoor spaces—driveways, patios, kitchens, pools, and more. Designs consider your aesthetic and maintenance preferences, creating a beautiful, functional exterior that enhances how you live at home.
