Do I need a permit for my renovation?
Most new construction and renovations in Saanich require a permit. Saanich has a clear and well-documented permit process, and updated its fee schedule in September 2025. District of Saanich
What requires a permit:
- Any structural alteration — removing walls, adding beams, changing the building envelope
- Kitchen or bathroom renovations involving plumbing or electrical changes
- Additions, secondary suites, garden suites
- New decks, garages, or accessory buildings over 10 m²
- Re-roofing, window replacements that alter the structure
What generally doesn’t require a permit:
- New interior finishes and flooring, constructing a trellis or arbour with no roof, retaining walls under 1.2 m, and accessory buildings under 10 m² that comply with zoning and don’t create a hazard. District of Saanich
- Painting, replacing kitchen cabinets (no plumbing moved), like-for-like fixture swaps
How to apply: Saanich accepts digital applications through its eApply portal for residential permits. Plumbing is now included in the building permit application, so you don’t need a separate plumbing permit for most projects.
